Current Market Conditions for November 2019

Residential sales volume through October was $147,547,475 down $15,668,379 from last year along with amount of transactions (181 compared to 262). The average sales price, $814,057, is up 23% from $622,961 last year. Currently another 43 properties are under contract totaling $38,192,860, 9 of which are listed at $1mil or more. If all current under contract inventory closes we should be very close to 2018 total year end sales. 

October Sales

In October, we had 12 single family home sales and 13 condo/town home sales in the upper valley. These 25 sales totaled $21,061,500 which was over $3.4mil more than in September. Sales ranged from a two bedroom Three Seasons condo selling for $203,000 to a beautiful home on the golf course selling for $2,575,000. 

There were two more land sales over last month with 13 sales totaling $3,419,500 in volume. This represents a decrease of only $298,000 in volume from last month. Sales ranged from a 1.26 acre Almont parcel for $33,000 to an Elk Avenue parcel selling for $875,000.
