Current Market Conditions for August 2020
Residential sales volume through July totaled $84,817,402 which is down ever so slightly, only $1,569,798, from this time last year. The number of transactions were also down just a bit (105 compared to 115). The average sales price, $807,784, however, is up 7% from $751,193 last year. Currently there are 81 properties under contract totaling $72,505,400; 27 of which are listed at $1mil or more including this equestrian property in Danni Ranch for $3,550,000.
July Sales
In July, we had 12 single family home sales and 9 condo/townhome sales in the upper valley. These 21 sales totaled $15,573,750 which was down $1,084,329 from June. Sales ranged from a studio unit in the Skyland Lodge selling for $179,000 to a 35 acre estate up Cement Creek selling for $2,100,000. Land transactions are up 9 from the previous month with 11 sales totaling $7,517,000 in volume. This represents an increase in volume of $7,286,500 from June. Sales ranged from a deed restricted lot in Larkspur selling for $39,000 to a coveted Butte Avenue parcel selling for $2,279,500.
