Current Market Conditions for February 2021
The incredible momentum we saw this fall and early winter continues as we head into February. The market remains strong as ever with $23,141,500 in residential sales volume through January. This is up $14,768,450 from last year along with the amount of transactions (26 compared to 15). The average sales price, $890,057, is up an incredible 37% from $558,203 last year. Currently another 72 properties are under contract totaling $67,165,700, 22 of which are listed at $1mil or more including a beautiful McCormick Ranch home listed with our LIV Sotheby’s International Realty office.
January Sales
In January, we had 11 single family home sales and 15 condo/townhome sales in the upper valley. These 26 sales totaled $23,141,500 which was down $26,106,275 from December. Sales ranged from a two bedroom Grand Lodge condo selling for $125,000 to a coveted, west end home in the town of Crested Butte selling for $3,400,000.
Land transactions were down 13 from the previous month with 16 sales totaling $11,920,000 in volume. This represents a decrease in volume of $3,085,000 from December. Sales ranged from a Buckhorn Ranch lot selling for $99,000 to a Sixth Street parcel selling for $5,500,000.
