Current Market Conditions for April 2021

Residential sales volume January through March totaled $89,473,950 which is up $46,849,627 from this time last year. Number of transactions were also up (99 compared to 56). The average sales price continues to rise; we are currently averaging $903,777, which is up 16% from $761,148 last year. Currently there are 65 properties under contract totaling $74,999,300; 28 of which are listed at $1mil or more including this stunning property in Danni Ranch listed for $4,250,000.

 

March Sales

In March, we had 15 single family home sales and 24 condo/townhome sales in the upper valley. These 39 sales totaled $35,459,950 which was up $5,992,450 from February. Sales ranged from a base area Grand Lodge unit selling for $115,000 to an extraordinary four bedroom Skyland home sale across the street from Lake Grant selling for $3,385,000 in which we had the pleasure of representing the Sellers.

Land transactions were up 9 from the previous month with 32 sales totaling $14,473,000 in volume. This represents an increase in volume of $4,824,500 from February. Sales ranged from a Schofield area mining claim which sold for $83,000 to a 36.16 acre McCormick Ranch parcel selling for $1,950,000.
