Current Market Conditions for May 2021

Residential sales volume through April totaled $119,809,030 which is up $69,448,457 from this time last year. Number of transactions were also up (129 compared to 66). The average sales price, $928,752, was also up 17% from $763,038 last year. Currently there are 53 properties under contract totaling $77,367,000; 30 of which are listed at $1mil or more including this extraordinary home in the town of Crested Butte listed by our office for $4,315,000.

April Sales

In April, we had 28 single family home sales and 21 condo/townhome sales in the upper valley. These 49 sales totaled $38,350,680 which was down $6,125,724 from March. Sales ranged from a three bedroom manufactured home in Gunnison selling for $110,000 to an exquisite five bedroom home sale in the Summit neighborhood selling for $3,825,000 in which our office had the pleasure of representing the sellers.

Land transactions were down slightly from the previous month with 26 sales totaling $11,329,000 in volume. This represents a slight decrease in both transactions and volume. We saw 32 transactions and $14,473,000 in sales volume in March. Sales in April ranged from an Irwin lot which sold for $100,000 to an Aperature parcel selling for $1,400,000.
