Current Market Conditions for June 2021
Residential sales volume through May totaled $156,594,030 which is up $104,008,457 from this time last year. Number of transactions are also way up (157 compared to 69). The average sales price, $997,414, is up almost 24% from $762,109 last year. Currently there are 49 properties under contract totaling $67,287,000; 24 of which are listed at $1mil or more including this stunning Butte Avenue home listed by our office for $4,315,000.
May Sales
In May, we had 15 single family home sales and 13 condo/townhome sales in the upper valley. These 28 sales totaled $36,785,000 which is up $6,919,820 from April. Sales ranged from a one bedroom Three Seasons condo selling for $215,000 to an impressive eight bedroom home sale in Danni Ranch selling for $4,200,000.
Land transactions were down 5 from the previous month with 21 sales totaling $8,265,000 in volume. This represents a decrease in volume of $6,208,000 from April. Sales ranged from a Crested Butte South lot for $124,000 to a Prospect at Mt. CB lot selling for $1,200,000.
