Current Market Conditions for October 2021
Residential sales volume through September totaled $329,341,420 which is up $140,697,643 from this time last year. Number of transactions were also up (291 compared to 217). The average sales price, $1,131,757, however is up 23% from $869,326 last year. Currently there are 71 properties under contract totaling $84,564,800; 33 of which are listed at $1mil or more including this beautiful four bedroom mountain retreat listed by our office for $3,500,000.
September Sales
In September, we had 18 single family home sales and 25 condo/townhome sales in the upper valley. These 43 sales totaled $64,833,500 which was up $2,327,700 from August. Sales ranged from a base area Grand Lodge unit selling for $170,000 to a absolutely luxurious six bedroom home sale in the Prospect at Mt. Crested Butte neighborhood selling for $5,700,000 which was listed by our office.
Land transactions were down 1 from the previous month with 24 sales totaling $20,800,000 in volume. We however an increase in volume of $7,251,300 from August. Sales ranged from a Town of Irwin lot for $75,000 to an absolutely incredible 540+ acre legacy ranch property in which we represented the Buyer.
