Current Market Conditions for December 2021
Residential sales volume through November totaled $416,256,500 which is up $114,481,073 from this time last year. Number of transactions were also up (369 compared to 319). The average sales price, $1,128,066, is up 16% from $946,004 last year. Currently there are 67 properties under contract totaling $67,135,367; 19 of which are listed at $1mil or more including this gorgeous Moon Ridge home listed for $5,950,000.
November Sales
In November, we had 13 single family home sales and 25 condo/townhome sales in the upper valley. These 38 sales totaled $42,690,400 which was up $5,486,600 from October. Sales ranged from a base area Grand Lodge unit selling for $129,000 to a six bedroom Prospect home selling for $5,500,000 which was listed by our office.
Land transactions were down 4 from the previous month with 12 sales totaling $5,635,000 in volume. This represents a decrease in volume of $3,733,500 from October. Sales ranged from a Crested Butte South lot for $139,000 to a Red Mountain Ranch parcel selling for $1,100,000 in which we had the pleasure of representing the Seller.
