Current Market Conditions for February 2022
Residential sales volume for the month of January totaled $17,150,600 which is down $5,990,900 from this time last year. Number of transactions were also down slightly (18 compared to 26). The average sales price, $952,811, however is up almost 7% from $890,057 in January of last year. Currently there are 52 properties under contract totaling $48,270,000; 15 of which are listed at $1mil or more including this newly constructed, 4 bedroom home in the Town of Crested Butte listed for $4,150,000.
January Sales
In January, we had 4 single family home sales and 14 condo/townhome sales in the upper valley. These 18 sales totaled $17,150,600 which was down $28,622,333 from December. Sales ranged from a Grand Lodge studio unit selling for $159,000 to a 3 bedroom Westwall Lodge unit selling for $3,700,000.
Land transactions were down 3 from the previous month with 10 sales totaling $6,163,000 in volume. This represents a decrease in volume of $2,288,900 from December. Sales ranged from a Crested Butte South lot for $195,000 to a Silver Sage parcel in Skyland selling for $1,175,000.
