Current Market Conditions for April 2022
Residential sales volume through March totaled $53,699,350 which is down $36,244,500 from this time last year. The number of transactions were also down (55 compared to 100). The average sales price, $976,351, however is up 8% from $899,438 at this time last year. The market is beginning to pick up steam again as we head into spring. There are currently 61 properties under contract totaling $61,746,000; 21 of which are listed at $1mil or more including this beautiful Hidden River Ranch home listed for $4,499,000.
March Sales
In March, we had 5 single family home sales and 10 condo/townhome sales in the upper valley. These 15 sales totaled $17,249,000 which was down $2,327,700 from February. Sales ranged from a 5th floor studio Grand Lodge unit selling for $145,000 to a exquisite five bedroom home sale in the town of Crested Butte selling for an incredible $5,100,000.
Land transactions were up 1 from the previous month with 12 sales totaling $6,748,500 in volume. This represents a decrease in volume of $13,100,000 from February. Sales ranged from a Crested Butte South lot selling for $200,000 to an Aperture parcel selling for $1,255,000.
