Current Market Conditions for June 2022
Residential sales volume through May totaled $112,395,550 which is down $17,999,079 from this time last year. Number of transactions were also down (106 compared to 158). The average sales price, $1,060,335, however is up 6% from $994,292 last year. Currently there are 52 properties under contract totaling $61,256,500; 20 of which are listed at $1mil or more including this absolutely stunning 5 bedroom home in Aperture listed for $8,100,000.
May Sales
In the month of May, we had 6 single family home sales and 14 condo/townhome sales in the upper valley. These 20 sales totaled $28,420,200 which was up $1,251,200 from April. Sales ranged from a base area Grand Lodge studio condo selling for $170,000 to an incredible 13 acre estate just outside the town of Crested Butte selling for $6,792,000.
Land transactions were down just 1 from the previous month with 9 sales totaling $5,925,000 in volume. This represents a decrease in volume of $3,909,000 from April. Sales ranged from a Crested Butte South lot for $275,000 to a Aperture parcel selling for $1,075,000.
