Current Market Conditions for July 2022
Residential sales volume through June totaled $138,209,450 which is down $57,837,470 from this time last year. Number of transactions were also down (128 compared to 190). The average sales price, $1,079,761, however is up slightly, 4% from $1,031,825 at this time last year. Currently there are 40 properties under contract totaling $45,668,500; 12 of which are listed at $1mil or more including this incredible 5 bedroom home in the Aperture subdivision.
June Sales
In June, the upper valley had 9 single family home sales and 13 condo/townhome sales in the upper valley. These 22 sales totaled $25,813,900 which was down $2,606,300 from May. Sales ranged from a two bedroom manufactured home in Almont selling for $71,500 to a two bedroom home in town selling for $3,400,000.
Land transactions throughout the county increased substantially and were up 20 transactions from the previous month with 29 sales totaling $13,969,475 in volume. This represents an increase in volume of $8,044,475 from May. Sales ranged from a Powderhorn lot for $20,500 to a Villas at Mt. Crested Butte developable parcel selling for $5,500,000.
