Current Market Conditions for June 2023

Residential sales volume through May totaled $47,769,930 which is down $64,625,620 from this time last year. Number of transactions were also down (46 compared to 106). The average sales price, $1,038,476, is also down slightly (2%) from $1,060,335 last year. Currently there are 39 properties under contract totaling $53,473,776; 15 of which are listed at $1mil or more including this beautiful mountain retreat listed by our office for $9,500,000.

May Sales

In May, we had 3 single family home sales and 9 condo/townhome sales in the upper valley*. These 12 sales totaled $11,523,000 which is up $1,150,000 from April. Sales ranged from a studio Grand Lodge unit selling for $195,000 to a lovely four bedroom home in Mt. Crested Butte selling for $2,575,000.

Land transactions were up 1 from the previous month with 5 sales totaling $3,760,000 in volume. This represents an increase in volume of $2,019,500 from April Sales ranged from a Crested Butte South homesite selling for $275,000 to a 1.46 acre Prospect at Mt. CB parcel selling for $1,300,000.
