Current Market Conditions for August 2023
Residential sales volume through July totaled $99,717,881 which is down $64,724,069 from this time last year. Number of transactions were also down (75 compared to 147). The average sales price, $1,329,571, however is up almost 16% from $1,118,652 last year. Currently there are 52 properties under contract totaling $88,842,777; 20 of which are listed at $1mil or more including this slopeside mountain retreat listed by our office for $11,500,000.
July Sales
In July, we had 6 single family home sales and 6 condo/townhome sales in the upper valley*. These 12 sales totaled $19,693,000 which was down $12,651,951 from June. Sales ranged from an adorable two bedroom Edelweiss condo selling for $449,000 to a custom built five bedroom home sale in The Ridge at Crested Butte selling for $5,650,000.
Land transactions were up 1 from the previous month with 7 sales totaling $4,489,000 in volume. This represents an increase in volume of $1,396,500 from June. Sales ranged from a Crested Butte South lot for $260,000 to a Journeys End parcel selling for $2,400,000.
