As the leaves of September start to fade and the cooler weather has us taking bets on our first snowfall, we are seeing an uptick in luxury home sales with 17 single family homes over $1 million currently under contract, 6 higher than last month. Condos and properties under a million remain in high demand and continue to go under contract quickly.
There are currently 20 single family homes on the market in the town of Crested Butte, up just one from September. Mt. Crested Butte has 21 active homes, one less than last month. Mt. Crested Butte condo inventory continues to dwindle, down to just 39 active condos and town homes on the market. Rural Crested Butte inventory has not changed much from September with 10 condos and town homes and 55 single family homes on the market. Crested Butte South has been a high demand area this summer and inventory is extremely low with only 6 single family homes, six less than September and only 8 condos/town homes.
We experienced 25 single family home and condo sales in the upper valley in September totaling $16,758,490. Sales ranged from an Grand Lodge condo selling for $149,900 to a beautiful Crested Butte home overlooking Nicholson Lake selling for $2,200,000.
Land sales remain strong with 19 sales in September totaling $4,688,000, two of which were 35+ acres.
