As the snow starts to fall throughout the valley, we are seeing a bit of a break in what has been a very busy off-season. There are currently 8 single family homes over $1 million under contract, 9 less than last month. Condos and properties under a million remain in high demand and continue to go under contract quickly.
Currently there are 17 single family homes on the market in the town of Crested Butte, down three from November. Mt. Crested Butte has 22 active homes, up one from last month. Mt. Crested Butte condo inventory is starting to rise a little with 45 active condos and town homes on the market, up five from November. Rural Crested Butte inventory has not changed much from November with 12 condos and town homes and 53 single family homes on the market. Crested Butte South continues to have extremely low inventory with 5 single family homes and only 10 condos/town homes available.
We experienced 29 single family home and condo sales in the upper valley in November, up from 25 the previous month, totaling $24,540,500. Sales ranged from a Grand Lodge condo selling for $173,500 to a beautiful five bedroom home Crested Butte home on the East River selling for $1,970,500.
Land sales remained strong throughout the off-season with 14 sales in November totaling $4,137,300. Two of of those sales were 35+ acres.
