Residential Market Report
Overall the Crested Butte residential real estate market (single family and condo/town homes) was down 6.5% in sales volume and down 4.9% in number of transactions. However, this was largely due to the Rural Crested Butte market which experienced a staggering 33% drop in sales volume last year. This represented $23,385,750 less sales volume than in 2017. All other areas of the upper valley experienced a slight increase, while CB South saw the largest year-over-year increase with a 29.8% increase in sales volume.Â

Land Market Report
Our land market, much like residential real estate, has seen steady increases over the last ten years. All areas, other than the town of Crested Butte, have increased significantly over the last two years in particular. The town on the other hand has fallen in both sales volume and number of transactions, most likely not to do with a lack of interest, but rather a lack of inventory and higher list prices. The selection of parcels in the town of Crested Butte has decreased significantly with only 10 active listings with an average list price of nearly $1.1 million. The Rural Crested Butte and Crested Butte South land markets experienced the largest increases in sales volume with 28% and 48%, respectively.
