November 2019 Edition
November is here and we are anxiously awaiting opening day November 27th at Crested Butte Mountain Resort. The off-season, though short and colder than usual, allowed many of us the chance to wind down after the busy summer season. While we watch the snow fall and look forward to the many winter activities and events, we are gearing up for yet another winter season with undoubtedly more Epic Pass visitors.
Residential sales volume through October was $147,547,475 down $15,668,379 from last year along with amount of transactions (181 compared to 262). The kicker though is the average sales price, $814,057, is up 23% from last year! Who says the Vail effect has not occurred? With what is currently under contract we should end the year very close to last year’s totals.

Through the end of October, the Crested Butte Collection has been involved in $32,522,600 of sales volume representing nearly 6% of the entire real estate market in Gunnison County.*

Current market conditions
It appears our market has leveled off with a decline in sales but dramatically increased prices. Residential sales volume through October was $147,547,475 down $15,668,379 from last year along with amount of transactions (181 compared to 262). The average sales price, $814,057, is up 23% from $622,961 last year though showing the Vail purchase has had some serious impact on our market. Currently another 43 properties are under contract totaling $38,192,860, nine of which are listed at $1mil or more. If all current under contracts close we should be very near the 2018 total year end number.
