December 2019 Edition
December is here and the lifts are spinning at Crested Butte Mountain Resort. We had a great opening day and look forward to another busy winter season here in the Butte. We enjoyed record early season snow and it appears the weather patterns that bring us the powder days we long for have arrived.
We would like let our loyal clients know about the departure of Stacey and Trevor from the Crested Butte Collection as they have moved on to new adventures. Erin and I remain committed to help you with all of your real estate needs.
The overall residential real estate market continues to trail behind last year by almost $18mil in sales volume. While nearly $32mil is currently under contract, we still have some catching up to do if we expect to hit the sales volume of $198mil in 2018. The average sales price is up 26% to $816,140 from $645,210 last year. We saw a slight decrease in inventory with 6 less listings over the previous month.

Through the end of November, the Crested Butte Collection has been involved in $36,722,600 of sales volume representing nearly 6% of the entire real estate market in Gunnison County. We are ranked #1 for amount of transactions and #2 for volume.*

Current market conditions
Residential sales volume through November totaled $169,757,275 which is down $17,999,079 from this time last year. Number of transactions were also down (208 compared to 291). The average sales price, $816,140, however is up almost 27% from $645,210 last year. Currently there are 33 properties under contract totaling $31,813,760; 8 of which are listed at $1mil or more including this beautiful mountain retreat listed by our office for $4,499,000.
