October 2020 Edition
October is here and we are taking in the beautiful fall foliage while anticipating the winter season. While town has quieted down a bit, real estate remains steady going into the off season. While the days are getting shorter, and the nights cooler, there is still some time to get out and enjoy some late season hiking and biking in the high country.
The overall residential real estate market continues to remain incredibly strong as we head into the fall shoulder season. Another $112mil is currently under contract, an incredible increase over this time last year. The average sales price is up 7.5% to $870,585 from $805,624 and inventory is sparse with 22 fewer listings than last month.

Current market conditions
What started off as an average summer grew into a booming market through our busiest months. Sales have remained strong going into fall leading to our busiest season yet. Residential sales volume through September was $185,434,777, up $58,951,802 from last year along with amount of transactions (213 compared to 157). The average sales price, $870,585, is up 7.5% from $805,624 last year. Currently another 104 properties are under contract totaling $112,794,299; 42 of which are listed at $1mil or more including this beautiful Smith Hill Ranches home listed by our office for $4,950,000.
