Current Market Conditions for December 2020

Residential sales volume through November totaled $301,775,427 which is up $132,018,152 from this time last year. Number of transactions were also up (319 compared to 208). The average sales price, $946,004, is up almost 16% from $816,140 at this time last year. Currently there are 71 properties under contract totaling $82,969,699; 29 of which are listed at $1mil or more including this beautiful Red Mountain Ranch home listed by our office for $3,995,000.

 

November Sales

In November, we had 26 single family home sales and 18 condo/townhome sales in the upper valley. These 44 sales totaled $50,244,050 which was down slightly from $59,212,600 in October. Sales ranged from a one bedroom Slate River condo selling for $214,000 to a stunning Hidden Mine Ranch home sale just outside the town of Crested Butte selling for $3,600,000 which was listed by the LIV Sotheby’s office.

Land transactions were down 12 from the previous month with 17 sales totaling $5,474,230 in volume. This represents a decrease in volume of $6,401,597 from October. Sales ranged from a Crested Butte South lot for $83,000 to a coveted Aperture parcel selling for $1,230,000.
