We hope that you had a wonderful holiday season! With the arrival of January we are happily ringing in the New Year and look forward to what 2021 has in store. Though 2020 was a challenging year for many, Crested Butte Collection saw record numbers for both real estate transaction and volume. The days are starting to get longer and the winter season is just ramping up. Crested Butte Mountain Resort is open and the snow is skiing great so be sure to make your ski reservations today.
The Gunnison-Crested Butte real estate market closed out the 2020 year with a record $456,306,757 in sales volume. This was $187,630,712 over the 2019 numbers. The average sales price in the valley has risen to $726,603 from $612,018 in 2019. That is an increase of almost 16%. Inventory in the north end of the valley remains low with 6 fewer listings than December. Currently there are 56 residential properties under contract in the north end of the valley with over $53mil in volume to kick off 2021.

Current market conditions
What started off as a slow spring due to the global pandemic, turned out to be one of the busiest years in real estate any of us can recall. The Crested Butte market remains strong despite lack of inventory. Residential sales volume through December 31, 2020 was $351,023,202 up $156,276,567 from last year along with amount of transactions (361 compared to 229). The average sales price, $972,363 is up 13% from $850,421 last year. We kick off the new year with 83 properties currently under contract in the Gunnison Valley totaling $65,157,700, 21 of which are listed at $1mil or more including this lovely 4 bedroom home in the town of Crested Butte listed by our office for $3,950,000. Of those 83 properties under contract, 56 are located in the north end of the valley.
