Current Market Conditions for March 2021
Residential sales volume through February totaled $52,609,000 which is up and incredible $32,469,027 from this time last year. Number of transactions were also up (58 compared to 34). The average sales price, $907,051, is up almost 35% from $592,352 last year. Currently there are 75 properties under contract totaling $72,576,700; 25 of which are listed at $1mil or more including this beautiful home in the town of Crested Butte listed by our office for $3,950,000.
February Sales
In February, we had 10 single family home sales and 22 condo/townhome sales in the upper valley. These 32 sales totaled $29,467,500 which is up $6,326,000 from January. Sales ranged from a base area Grand Lodge condo in which we represented the Seller, selling for $129,000 to a distinguished seven bedroom home sale in Mt. Crested Butte selling for $3,350,000.
Land transactions were up 7 from the previous month with 23 sales totaling $9,648,500 in volume. This represents a increase in volume of $1,603,000 from January. Sales ranged from a Schofield Townsite lot for $33,000 to a Wildhorse at Prospect parcel selling for $2,975,000.
