June is here which means summer is right around the corner. Town is beginning to buzz with activity as our retail shops and restaurants welcome back our summer visitors. The May snow showers are starting to bring us the beautiful June wildflowers everyone looks forward to and with the trails drying out, it’s time to get out the mountain bikes and hiking shoes! We’re all looking forward to another busy summer season.
The overall residential real estate market continues to thrive with over $156mil in sales volume closed so far this year. We are already $104mil over the sales volume at this same time last year with another $62mil currently under contract. The average sales price, $997,414, is up almost 24% from $762,109. Although inventory remains our biggest challenge in this market, we are starting to see more listings hitting the market for the summer selling season. We had an incredibly busy spring and the market continues to ramp up for the busy summer selling season. Residential sales volume through May was $156,594,030, up $104,008,457 from last year along with amount of transactions (157 compared to 69). The average sales price, $997,414, is up almost 24% from $762,109 last year. Currently another 49 properties are under contract totaling $67,287,000, 24 of which are listed at $1mil or more, including a stunning Butte Avenue home which is listed for $4,315,000.
