Current Market Conditions for July 2021
Residential sales volume January through June 2021 totaled $194,406,920 which is up a whopping $125,163,268 from this time last year. Number of transactions were also up (188 compared to just 84). The average sales price, $1,034,079, is up 20% from $824,329 last year. Currently there are 55 properties under contract totaling $72,220,000; 23 of which are listed at $1mil or more including this beautiful 5 bedroom home in the Town of Crested Butte listed by our office for $4,315,000.
June Sales
In June, we had 12 single family home sales and 18 condo/townhome sales in the upper valley. These 30 sales totaled $37,308,640 which is up just slightly, $19,390, from May. Sales ranged from a studio Grand Lodge condo unit, selling for $135,000 to a distinguished five bedroom home sale in the Town of Crested Butte selling for $3,800,000 which was listed by our office.
Land transactions were up 3 from the previous month with 24 sales totaling $9,038,700 in volume. This represents an increase in volume of $773,700 from May. Sales ranged from a Schofield Townsite lot for $6,500 to a Skyland parcel selling for $950,000.
