Current Market Conditions for August 2021
Residential sales volume in the upper valley through July totaled $220,316,920 which is up an impressive $135,499,518 from this time last year. Number of transactions were also up (216 compared to 105). The average sales price, $1,019,985, is also up 21% from $807,784 last year. Absolutely incredible! Currently there are 72 properties under contract totaling $112,226,995, 41 of which are listed at $1mil or more including this rare offering in Prospect at Mt Crested Butte listed by our office for $5,900,000.
July Sales
In July, we had 9 single family home sales and 18 condo/townhome sales in the upper valley. These 27 sales totaled $28,170,000 which is down $9,138,640 from June. Sales ranged from a one bedroom Grand Lodge Unit selling for $130,000 to a four bedroom East River Ranches Home sale selling for $3,900,000.
Land transactions were down 3 from the previous month with 21 sales totaling $6,218,000 in volume. This represents a decrease in volume of $2,820,700 from June Sales ranged from a Tin Cup lot for $30,000 to a Prospect parcel selling for $1,200,000.
