Current Market Conditions for September 2021
Residential sales volume through August totaled $264,507,920 which is up $140,124,593 from this time last year. Number of transactions were also up (248 compared to 148). The average sales price, $1,066,564, is up 21% from $840,427 last year. Currently there are 73 properties under contract totaling $110,840,895; 40 of which are listed at $1mil or more including this beautiful six bedroom Moon Ridge home right outside of town listed for $5,950,000.
August Sales
In August, we had 18 single family home sales and 12 condo/townhome sales in the upper valley. These 30 sales totaled $37,741,000 which was up $9,571,000 from July. Sales ranged from a studio unit in the Grand Lodge, selling for $138,000 to a gorgeous Butte Avenue home in the town of Crested Butte selling for $4,250,000 listed by LIV Sotheby’s.
Land transactions were up again in August with 25 sales compared to 21 the previous month. These 25 transactions totalled $13,548,700 in volume. This represents an increase in volume of $7,330,700 from July. Sales ranged from a Buckhorn area lot for $155,000 to a homesite in Sunlight Ridge Estates selling for $1,550,000.
