March is here and ski season is in full swing! We didn’t see much snow in January and are grateful for the late February storms. Keep doing your snow dances and hopefully March will continue to bring some much needed powder to the mountains. Town remains busy with record numbers of spring break visitors on their way over the next several weeks. The March calendar is packed full of fun local events and live music. We are looking forward to the 30th Anniversary US Extremes Reunion and the Al Johnson Memorial Telemark Race to name a few. We’re also excited to announce that Crested Butte’s newest restaurant is open for business, bringing delicious sushi back to the Butte! Be sure to check out Izakaya Cabin on your next night out.

The lack of inventory took its toll in January and February however things seem to be picking up as we head into March. We closed out February with $36mil in sales volume year to date putting us $17.5mil below the sales volume at this same time last year. Another $49mil is currently under contract however. The average sales price is up slightly, 1.2% to $911,258 from $900,233 at this time last year. Available inventory has remained our biggest challenge for the first quarter of 2022.

Current market conditions

Though inventory is low, March is coming in like a lion as we build up steam for the busy Spring Break month. In February, we had 6 single family home sales and 14 condo/townhome sales in the upper valley. These 20 sales totaled $15,959,750 which was down $1,190,850 from January. Sales ranged from a Grand Lodge studio unit selling for $170,000 to the sale of a five bedroom home on Slate River just south of Crested Butte selling for $2,550,000.
