June 2022 Edition
June has arrived and town is beginning to buzz with early summer activity. We saw snow on Memorial Day which means that soon the meadows and mountain trails will be filled with summer wildflowers. Trails in the lower valley are drying out nicely; be sure to check out our hiking and biking guides and other summer activities. In addition, the events calendar is beginning to pick up with the return of the many wonderful summer festivals we all look forward to!
The overall residential real estate market remains strong as we head into the summer season. We closed out May with $112.4mil in sales volume year to date. This puts us $44.7mil under the sales volume at the same time last year however there is another $61.2mil is currently under contract. The average sales price is up 6% to $1,060,335 from $994,292 and inventory is still disappearing almost as soon as it hits the market.

Spring is doing its best to hold on with snow showers throughout much of May however the Crested Butte real estate market is ramping up for summer! We saw quite a few new listing hit the market over the Memorial Day weekend. Residential sales volume through May was $112,395,550 down $17,999,079 from this time last year along with amount of transactions, (106 compared to 158). The average sales price, $1,060,335, is up 6% from $994,292 last year. Currently another 52 properties are under contract totaling $61,256,500, 20 of which are listed at $1mil or more including an absolutely stunning 5 bedroom home in Aperture listed for $8,100,000
