September 2022 Edition
September is here and our beautiful fall season is right around the corner. Town remains busy with lots of visitors here to enjoy Labor Day weekend. It won’t be long before we start seeing the “leaf peepers” flocking to the valley to capture the spectacular fall colors. We expect peak leaf season to be September 22 – October 8. Although the days are getting shorter, and the nights colder, there is still some time to get out and enjoy camping, hiking and/or biking in the high country.
The overall residential real estate market continues to stabilize as we wrap up the summer season. We closed out August with $200.4mil in sales volume year to date; $64.1mil below the sales volume at this same time last year. There is currently another $62.5mil under contract as we head into September. The average sales price is up 7.4% to $1,151,735 from $1,066,564 and inventory is still going under contract rather quickly. With the market beginning to become more balanced, now is a great time to purchase or sell property.

Current market conditions
Residential sales volume through August totaled $200,401,950 which is down $64,105,970 from this time last year. Number of transactions were also down (174 compared to 248). The average sales price, $1,151,735 continues to rise and is up 7.4% from $1,066,564 last year. Currently there are 54 properties under contract totaling $62,499,500; 16 of which are listed at $1mil or more including a spectacular 6 bedroom home on Belleview Avenue for $4,590,000.
