Happy Holidays from the Crested Butte Collection team! We are celebrating another incredible year at LIV Sotheby’s International Realty and have so much to be thankful for. Ski season is here and Ullr graced us with over a foot of fresh powder earlier this week with more snow in the forecast! We are seeing the local real estate market become more balanced and are extremely grateful for our repeat Buyers and Sellers. The market is remaining stable as we head into December. We closed out November with $301.3 mil in sales volume year to date for the north end of the valley and another $28 mil is currently under contract. This puts us $115.8 mil below the sales volume at this same time last year. The average sales price is up almost 3% to $1,191,168 from $1,124,621 and though inventory remains one of our biggest challenges, we’re seeing an increase in new listings this month. There is opportunity whether you are looking to buy or sell.

Current market conditions
The holidays are here and the ski lifts are spinning which means we are heading into our busy winter selling season. Residential sales volume through November was $301,365,594; down $115,868,906 from last year along with amount of transactions, (253 compared to 371). The average sales price, $1,191,168, is up almost 3% from $1,124,621 last year. Currently another 23 properties are under contract totaling $28,307,500, 8 of which are listed at $1mil or more including a beautiful mountain home on acreage listed for $5,350,000.
