March 2023 Edition
Wow! What a great season it’s been so far and it’s only March! We’re heading into what is typically one of our snowiest months and we’ve already seen over 233 inches of snowfall so far. Crested Butte Mountain Resort has opened wall-to-wall and floor-to-ceiling for the first time since the 2016-2017 season. Town remains busy and soon we’ll be seeing our Spring Break visitors. March is one of our favorite months here in the Butte; there are so many fun activities and events happening throughout the valley. Be sure to check out our March Events Calendar to see what’s going on around town.
We are hosting an Apré Ski Happy Hour here at our LIV Sotheby’s office on Thursday, March 16th from 5:00-7:00. If you’re in town, we’d love for you to stop in to say “hello” and enjoy some refreshments with us!
The overall residential real estate market remains stable as we close out the first quarter of 2023. We ended February with $19.2mil in sales volume year to date. Another $30.8mil is currently under contract putting us $17.1mil under the sales volume at this same time last year. The average sales price is up 24% to $1,205,714 from $911,500 and inventory is still moving quickly.

Current market conditions
We’re over halfway through the first quarter of 2023 and the local real estate market continues to remain stable. Residential sales volume through February totaled $19,291,430 which is down $17,158,920 from this time last year. Number of transactions were also down (16 compared to 40). The average sales price, $1,205,714, however is up over 24% from $911,500 last year. Currently there are 24 properties under contract totaling $30,785,500; 7 of which are listed at $1mil or more including an incredible 118 acre ranch and home listed by our office for $9,500,000.
