September is here and fall is just around the corner! We saw a dip in visitors directly after the Arts Festival, however we’ll soon see the “Leaf Peepers” flocking to the valley to capture the spectacular fall colors. We expect peak leaf season to be toward the end of September and into early October. Although the days are getting shorter, and the nights colder, there is still time to get out and enjoy camping, hiking, and/or biking in the high country.

The overall residential real estate market is seeing some momentum as we close out the summer season. We ended August with $227M in sales volume year to date, with another $94M currently under contract. The average sales price is up 8% county-wide at $950,092, while the average sales price for the upper Gunnison valley is currently $1,377,285, which is up 16% YOY.

Although inventory is down from last month, we are seeing buyers exhibit patience as current interest rates continue to affect their purchase power. Additionally, with the close of the summer season, we expect buyer demand to slow during the fall off-season. Now is the time to complete those updates and home renovations to better prepare for the winter selling season, which will be here sooner than we think!

Current Market Conditions

August saw strong residential sales throughout the upper Gunnison valley with a 41% spike in sales volume over July. Land sales on the other hand dipped, with a 7% decrease in sales volume, despite an increase in the number of closed transactions.
