YTD Stats

Gunnison County residential sales volume through September totaled $297,592,663, roughly equal to 2022 sales volume year over year. The number of transactions so far this year are down 13% compared to last year (307 compared to 351). The average sales price, $969,357, is up 13% from last year. As of October 6th, there are 52 properties under contract totaling $82,803,812; 26 of which are listed at $1M or more.

September Sales

In September, we had 16 single family home sales and 27 condo/townhome sales in the upper valley*. These 43 sales totaled $58,133,000 which was up 5% from August. Sales ranged from a base area Grand Lodge studio selling for $192,000 to an impressive, custom turnkey estate in Aperture which sold for $8,550,000.

Land sales volume increased 73% from August, despite a slight decrease in the number of sales. There were 8 total sales which totaled $7,274,000 in September. Sales ranged from an Irwin site for $45,000 to a Verzuh lot selling for $2,200,000.
