It’s official, we’ve gotten our first true high elevation snowfall and boy was it beautiful! Crested Butte was busy as the CB Film Festival aligned with peak leaf viewing this past weekend, but town is getting quieter and we’re still enjoying the beautiful weather. Mt. Crested Butte is hosting its first annual Fall Festival this weekend and the Matchstick Productions U.S. premiere of “The Land of Giants” is showing at the Crested Butte Center for the Arts. October offers many activities with less crowds so it’s no wonder so many love this time of year.
We ended September with $297.6M in sales volume year to date, with another $82.8M currently under contract. The average sales price is up 13% YOY county-wide at $969,357, while the average sales price for the upper Gunnison valley is currently $1,370,017, which is up 21% YOY.
Inventory remains low, but new listings are coming! Buyer demand is expected to remain high, so if you’re interested in selling, give us a call! Local publications are in development stages, so now is the time to list properties for the winter season to take advantage of all exposure opportunities throughout the season.

Current Market Conditions
There were 43 residential sales in September throughout the Upper Gunnsion Valley, totaling over $58M, which was a 5% increase over August. Land sales volume increased 73% from August, despite a slight decrease in the number of transactions. There were a total of 8 sales, totaling over $7M.
