Gunnison County Real Estate Review
Gunnison County began 2024 strong with and increase year over year in total sales, inventory, and new listings. This was in part due to a large sale in Almont that closed at $5,750,000. This sale did contribute to a 63% jump in average sales price YOY as well. Land sales were also up despite a slight dip in average and median sale price.

Upper Gunnison Valley Real Estate Review
The Upper Gunnison Valley saw a 33% increase in number of residential sales in January compared to last year; however, sales volume and average sale price were down. Some signs of positive momentum were a YOY increase in total inventory on market as well as a 136% increase in new listings compared to January of 2023. Land sales volume and price were also down in the Upper Valley, but the number of sales remained consistent. The number of new land listings jumped an incredible 450%! As of February 1st, there are 56 properties under contract, totaling over $59M.
