April 2024 Review

Gunnison County

Gunnison County supply of residential inventory increased 24% in April compared to 2023, despite a slight dip in new listings. So far this year, residential sales are on the rise, which is the usual trend for Q1 and Q2. We expect to see more new listings this spring in preparation for our busy summer selling season. Average sale price of residential properties dropped dramatically from March, yet remain roughly consistent with 2023. The highest sale in April was 10 Butte Avenue, a beautiful, 5-bedroom, single family home in downtown Crested Butte that sold for $4,900,000.

Upper Gunnison Valley

The Upper Gunnison Valley market had 60% of the residential sales in Gunnison County, with 73% of the total sales volume county-wide. Similarly, 60% of land sales and  77% of total land sale volume was north of Almont. As of May 2nd, there are 65 properties under contract in the Upper Gunnison Valley, totalling over $68M in volume.
