2024 Mid-Year Real Estate Review

Gunnison County

The number of residential real estate sales through June in Gunnison County was down 9% compared to 2023; however, total sales volume increased 15% YOY due to a 36% increase in average sale price of homes. Despite significantly less sales in the month of June vs last year (24 vs 43), sales YTD are not pacing too far behind as we enter our selling season here in the valley.

The highest sale last month was 29 Maroon Avenue, located in downtown Crested Butte, which sold for $2,600,000 or $845/SF, while the highest residential sale YTD was 10300 Endner Lane, 19.2 acres + a cabin located in Almont, which sold for $5,750,000 or $1900/SF in January.

Upper Gunnison Valley

The Upper Gunnison Valley market had 60% of the residential sales in Gunnison County and 73% of the total sales volume county-wide. In the land segment, 44% of land sales and 71% of total land sale volume was north of Almont. As of July 2nd, there are 70 properties under contract in the Upper Gunnison Valley, totaling over $75M in volume.
