September 2024 Review

Gunnison County

September experienced a decline in real estate sales across the board with 41% less residential sales compared to 2023, and 43% less land sales. Although average sale price for residential continued to rise, total sales volume declined as well year over year.

Despite a lull in sales, average days on market are down compared to 2023 (25% less for residential and 45% less for land listings). The highest sale in September was 312 N Avion Drive, a four bedroom home in Buckhorn Ranch, which sold for $4,625,000 or $1,185/SF. The highest land sale was 285 River Meadow Road, a 35 acre parcel in The Reserve on the East River, which sold for $1,900,000.

Upper Gunnison Valley

The Upper Gunnison Valley market had 58% of the residential sales in Gunnison County and 64% of the total sales volume county-wide, while 25% of land sales and 75% of total land sale volume was north of Almont. As of October 1st, there are 82 properties under contract in the Upper Gunnison Valley, totaling over $102M in volume.
