October 2024 Review

Gunnison County

Residential and land segments experienced an increase in total sales in October compared to last year. Although volume of land sold increased slightly, residential sale volume decreased year over year as the average sale price of residential property declined 31%.

Average days on market continue to decrease compared to 2023 (28% less for residential and 37% less for land listings). The highest sale in October was 18 Gothic Avenue, a six bedroom home in the town of Crested Butte, which sold for $4,825,000 or $809/SF. The highest land sale was 49 Willow Court, a 0.32 acre waterfront lot in Skyland, which sold for $850,000.

Upper Gunnison Valley

The Upper Gunnison Valley market had 59% of the residential sales in Gunnison County and 78% of the total sales volume county-wide, while 40% of land sales and 57% of total land sale volume was north of Almont. As of November 5th, there are 86 properties under contract in the Upper Gunnison Valley, totaling over $120M in volume.
