November 2024 Review

Gunnison County

Residential and land segments experienced an increase in total sales in November compared to last year. Total volume sold and the number of transactions increased year over year.

Average days on market declined for residential properties (18%), but land experienced a dramatic increase in average listing period. The highest sale in November was 105 Bear Scratch Lane, a 5 bedroom ski-in/ski-out residence in the Prospect at Mt. Crested Butte subdivision, which sold for $5,845,000 or $896/SF. The highest land sale was TBD W Denver Avenue, a 27 acre parcel located in Gunnison, which sold for $1,500,000 or $55,432/AC.

Upper Gunnison Valley

The Upper Gunnison Valley market had 60% of the residential sales in Gunnison County and 82% of the total sales volume county-wide, while 50% of land sales and 46% of total land sale volume was north of Almont. As of December 3rd, there are 74 properties under contract in the Upper Gunnison Valley, totaling over $102M in volume.
