January 2025 Review
Gunnison County
2025 is off to a strong start with a 47% increase in residential sales and a 65% increase in sales volume county-wide compared to January of 2024. Land sales dipped slightly county-wide with 8 sales in January vs 9 in January of 2024, but the Upper Gunnison Valley saw an increase in land sales, sales volume, and average sale price/AC year over year.
Average days on market increased 5% for residential properties (148 vs 141 days), and 57% for land listings YOY, which is expected for this time of year. The highest sale in January was 67 Trent Jones Way, a 5 bedroom, 4386 SF residence in the Skyland subdivision, which sold for $6,425,000 or $1,465/SF. The highest land sale was 345 Skyland Drive, a 0.66 acre lot located in Skyland, which sold for $560,000 or $848,485/AC.
Upper Gunnison Valley
The Upper Gunnison Valley market had 52% of the residential sales in Gunnison County and 79% of the total sales volume county-wide, while 50% of land sales and 64% of total land sale volume was north of Almont. As of February 3rd, there are 76 properties under contract in the Upper Gunnison Valley, totaling over $76M in volume.
