Our February 2025 Market Update dives into January sales throughout Gunnison County and the Upper Gunnison Valley as we compare real estate sales year over year. 2025 is off to a strong start with a 47% increase in residential sales and a 65% increase in sales volume county-wide compared to January of 2024. Land sales dipped slightly county-wide, but the Upper Gunnison Valley market performed well with an increase in land sales, sales volume, and average sale price/AC year over year.
