March 2025 Review
Gunnison County
We continue to see a rise in land sales year over year, with a 71% increase in March, compared to last year. Average days on market have increased across all segments, (+7% for residential and +31% for land), but we’ve seen a decline in average sale price for both residential and land over the past month.
Residential sales county-wide declined 9% year over year, but we had 39 new listings in March which was a 30% increase from 2024. The highest sale in March was 10 Appaloosa Road, a 4 bedroom, 3,882 SF residence in the Wildhorse at Prospect subdivision of Mt. Crested Butte, which sold for $3,295,000 or $849/SF. The highest land sale was Lots 19-23 on Bellevue Avenue, a 1/3 acre commercial and mixed-use site in downtown Crested Butte, which sold for $1,700,000 or $4.72M/AC.

Upper Gunnison Valley
The Upper Gunnison Valley market had 57% of the residential sales in Gunnison County and 76% of the total sales volume county-wide, while 58% of land sales and 75% of total land sale volume was north of Almont. As of April 1st, there are 70 properties under contract in the Upper Gunnison Valley, totaling over $75M in volume.
